ELECTRICITY
Landlord provides up to four watts per usable square foot in the
premises, which is sufficient for standard lighting and office
machines.

PARKING
State House Square has a 445 car parking garage.Tenants are
provided with one parking space in the State House Square
garage per 2,000 square feet leased. The landlord has made
arrangements for additional parking for its tenants.

BUILDING SPECIFICATIONS
Normal hours of HVAC service:
Monday-Friday 8 a.m.-6 p.m.
Saturday 8 a.m.-1 p.m.
Space conditioning is provided through a variable air volume (VAV) Space conditioning is provided through a variable air volume (VAV) distribution system with approximately 25-30 VAV units per floor (approximately 1,000 SF per zone).The ceiling mounted VAV units are supplied conditioned air from four central air handling units that maintain a static pressure set point of 1.5 inches of water (wg). Return air is drawn through light troffers by four central return fans to an open ceiling plenum back to the mechanical penthouse.Thermostats in various zones control the VAV units and modulate space temperature.

  • 70°F (+/- 2.5°F) during heating season with outdoor temperature range of 0°F to 65°F.
  • 76°F (+/- 2°F) (50% relative humidity) during cooling season with outdoor temperatures 91°F dry bulb and 77°F wet bulb.
  • Maximum o 78°F during intermediate seasons with outdoor temperatures from 55°F to 70°F
  • Outdoor air percentage 20%


CHILLED/CONDENSER WATER
The Energy Network provides, treats, and maintains chilled water for State House Square. Chilled water for normal cooling is provided within the base rent. Additional chilled water for supplemental cooling will be billed to tenant at landlord’s actual cost.There is no tap-in charge for tenant to connect to the riser.

BUILDING ACCESS
On-site security is present 24 hours a day, 7 days per week. Each tower is currently manned by security Monday-Friday 6 a.m.-9 p.m. and Saturdays 7 a.m.-6 p.m. In addition, there is additional security in the Food Court during peak usage (11 a.m.-2 p.m.). After hours access for pedestrians is provided via a proximity card reader at each tower and for vehicles at the entrance to the garage.

FREIGHT ELEVATOR
A freight elevator with a capacity of 4,000 lbs. serves each tower.

SATELLITE DISH
The building has four communications providers: SBC, AT&T, MCI and ChoiceOne. Satellite dish space available.

FLOOR LOADS
Except for the second floor, the floor system is designed to accommodate up to eighty (80) pounds of live load and up to twenty (20) pounds of partition, ceiling and suspended mechanical equipment. The second floor is designed to handle one hundred (100) pounds of live load.

EMERGENCY POWER
Back-up generator space available in parking area.
